We chose Merdivenköy not because it was cheap, but because it was right. The E5 access, the metro connection, the Kadıköy catchment — everything pointed here as the strongest long-term proposition on the Asian Side. Then we decided: if we build here, we build to a standard this address deserves. BOSCH and SIEMENS throughout. Underfloor heating as standard. 60 underground parking spaces. No compromises on any line item.

That commitment is visible throughout. The building uses C30 and C40 structural concrete, with full heat and sound insulation across all walls and floors. Every unit is delivered with fitted lacquered furniture, laminate flooring and a steel front door.

The site is steps from the E5. But when you are inside the building, you would never know. The insulation eliminates it completely. That was a deliberate engineering decision — not an afterthought.

The brief we set ourselves was: make it timeless. Kadıköy is a sophisticated district. Its residents have taste. They do not want a building that looks dated in five years. We used dark facade cladding, structured vertical light channels and deep-set windows to give the building a presence that is contemporary without being trend-dependent. Inside, every floor plan is functional first — every square metre earning its keep.

1+1 units from 50 m² and 2+1 units from 76 m² are laid out across 8 blocks, each oriented to maximise natural light.

A building in Kadıköy must earn its place in the streetscape. We designed TSI Comfort Göztepe to look better at ten years than at delivery. Dark materials age with dignity. They do not fade.
